Presenting your property: How to make a great first impression

When it comes to getting your property ready for sale, creating a warm and inviting first impression is key in getting potential buyers to instantly fall in love with the place. That goes for whether they’re watching the professional video tour we'll put together for you, or attending your open house. These tips will ensure your home stands out from the competition and attracts a flurry of enticing offers!

Boost that curb appeal


Let's start by sprucing up the exterior of your property, so it makes a positive impact from the moment someone lays eyes on it.

Why not add some cheap potted plants or pretty flowers to leave a memorable impression? We just love how this vendor added some well-selected hanging flowers for a summer open house! 

Give your front door a fresh coat of paint (looking out for chips on walls and railings to touch up too) and clean those windows until they sparkle.

If you have a front garden, give hedges a fresh trim, sweep up any leaves and mow that lawn. Give the forecourt or driveway a quick jet wash. 

De-clutter and de-personalise the hallway


When potential buyers step inside, we want them to step into a space that feels open, clean and inviting. Rather than having all your coats and shoes on show, when helping our vendors stage their homes we recommend choosing a couple of well-selected items to leave out so it doesn’t look over-crowded, but still shows how functional the space is. These vendors have achieved this perfectly!



We'll always recommend packing away personal items, removing excess furniture and bidding farewell to any unnecessary clutter. Mirrors are always a fantastic addition to ensure the flow of natural light and make the space seem bigger.


Create a welcoming atmosphere

Scent can have a powerful impact on emotions, so lightly scenting the air can contribute to making the place seem more inviting when people come in to view. Opt for subtle and universally pleasing scents like cool cotton, fresh linen or oud. Use scented candles, room sprays, or oil diffusers (sparingly, as you don’t want to overwhelm everyone!). 


If you have the space for a console table to hold a bunch of flowers it's always worth it for a fresh, natural scent (and they look lovely too). Failing that, set your tumble drier on, popping a towel in it with 5 scented drier sheets. Just make sure it's not still going when your viewers arrive!
