Do your homework! Selecting an estate agent

When choosing a letting agent, consider their opening hours, when they will be available to conduct viewings, their high street presence and what kind of marketing your property will receive. These are critical to obtaining the maximum rental value for your property.

Use past experience! Have you rented in your area before, how did the agent perform? Draw on recommendations of friends to make sure your property is looked after! See what some of our clients have said about us.
You should also check if your agent will organise your government-required Energy Performance Certificate (EPC) on your behalf or if you need to arrange this yourself? You are responsible for making this document available to prospective and future contract-holders. CPS Homes can arrange this for you.

First impressions count, making the presentation of your property critical to a successful let.

Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to declutter to make rooms appear larger.

Step 5

The boring bit! Preparing your property

Before you let your property for the first time you must obtain a professional inventory, as well as any safety certificates needed. This will set out the condition and contents of the property. CPS Homes can advise on everything needed to let out your property, we can even arrange for the certificates and inventory to be done as quickly as clicking your fingers!

Step 6

Exposure matters - Marketing your property

To find your perfect contract-holder you need to give your property maximum exposure across a wide range of media.

We will look after you! Accompanied Viewings & Feedback

Our experienced team of lettings negotiators will accompany all viewings, meaning we can use our expertise to help let your property and provide peace of mind that strangers aren't walking around your property alone!

We at CPS Homes feel viewing feedback is an essential part of renting a property. We let you know what the applicants think, straight after the viewing. By continually reviewing our property list we create the right strategy to get your property rented.

Our offices are open 8:30am-6pm Monday to Friday and 10am-2pm Saturdays.

Step 8

Nervous? Receiving an offer

As soon as an offer is received we will contact you to communicate full details of an offer along with any special conditions to help you decide whether or not to accept.

Did you know that 80% of offers fall through without a letting agent's aftercare? Rest assured CPS Homes will take care of all negotiations with the contract-holders on your behalf.


Step 9

The exciting bit! Offer agreed

Once you accept an offer we will do the following, regardless of whether your property is managed:

  • Collect comprehensive references from the contract-holders
  • Arrange signing of Occupation contract
  • Collect moving-in payment (rent + deposit)

For your added peace of mind, where applicable we will hold the deposit as a stakeholder and register this with a deposit protection scheme, resulting in a faster and more efficient deposit release process at the end of the tenancy.

Our managed clients will benefit from us dealing with the contract-holders for the check-in and inventory.


Step 10

Congratulations! Completion

Upon completion, keys will be released to the inventory clerk or the contract-holder on moving-in day.

For managed properties, we will provide the contract-holder with contact details of their dedicated Property Manager.
