Why to trust us with your investment

Whether you’re new to the buy-to-let game or have recently added to your existing property investment portfolio, we’re on hand to offer you the expert assistance and advice we’ve gained over several decades of working as an estate agent in the Cardiff property market.

Having built close relationships with a plethora of investor clients over the years, we’re ideally placed whether you’re looking to buy or sell. As well as selling to investors looking to increase the size of their portfolios, we regularly find properties for new investor clients, organise architects and plans, forecast rental income and supervise building contractors.

11 reasons to trust CPS Homes estate agents with your investment…

(we tried to make it 10 reasons, but we couldn’t decide which one to leave out!)

Nobody knows the Cardiff property market better than we do

With experience comes knowledge, and nobody can talk more confidently about the Cardiff sales and lettings markets better than we can. From student lets to residential purchases, our three Cardiff branches cover it all. We’re guaranteed to have the lowdown on new landlord legislation before anyone else, so whether it’s Rent Smart Wales, House of Multiple Occupancy (HMO) standards or Cardiff Council’s latest stance on planning or change of use applications, you’ll hear a considered view from us first.

house2

We’re Cardiff’s biggest lettings provider

Our three Cardiff branches house thousands of tenants every year – far more than anyone else. Our unrivalled marketing means we attract more prospective tenant enquiries than anyone else, which is good news for landlords as simple ‘supply versus demand’ dictates that the more tenants there are queuing up, the more scope there is to increase rents.

house3

We manage more properties than any other Cardiff letting agent

From one-bedroom professional flats in Cardiff Bay to ten-bedroom student houses in Cathays, we handle the day-to-day management of over a thousand units across the city - and that’s without considering the number of landlord clients we simply find tenants for. Our separate, dedicated departments – Lettings, Maintenance/Inspections and Accounts – ensure the smooth running of absolutely everything, such as tenancy renewals, rent collection, property repairs, safety certificates, check-in and check-out inspections, and deposit returns.

house4

We get to know our clients

Having assisted thousands of clients with the letting and purchasing of properties over the years , we’ve built many close relationships that have stood the test of time. We realise people like to deal with a familiar face and somebody who understands their needs and requirements, which is why we give every client a single point of contact within each of our departments.

house5

We inspect your property regularly and feed back with our findings

The most common thing we hear from new clients is that they don’t receive enough feedback on the condition of their property from their current agent. Whether the tenants are keeping the place like a palace or a pigsty, we realise that our landlords want to know… and why wouldn’t they?! We conduct regular, periodic inspections of all our managed properties, meaning we avoid any nasty surprises or significant repair costs come the end of the tenancy.

house6

Maximise your rental income with our expert advice

Whether it’s an inexpensive tip like a feature wall or something bigger like an extension, we’re always identifying ways in which landlords can make the most out of their investment and maximise their rental income. When a relatively cheap improvement can raise rent levels by £10-£15 per tenant per month, it’s a no-brainer in our minds. We also offer advice on how to make the best use of space, such as moving kitchens or bathrooms, and how to increase the number of bedrooms through extensions or loft conversions.

house7

Void periods are virtually non-existent

We recently calculated the average void (empty) period across all our managed properties to be just six days in a year. Considering the national average is three weeks, we’re quite proud of our achievement! After all, a void period is a landlord’s worst nightmare. Our impressive statistic is testament to how well our Lettings Team manages tenancy renewal dates.

house8

Benefit from our majority market share with very competitive contractor rates

We use a team of local sub-contractors to carry out maintenance and safety certificates on the properties we manage, and they all happily discount their standard prices to vastly reduced rates due to the amount of work we give them. This saving is passed onto you, and is only made possible by our majority market share.

house9

You’ll be first to hear of new investment opportunities

We deal with more landlord clients than anyone else, so, naturally, there comes a point when one or two wish to sell their buy-to-let investment(s). Assuming you’re in the market for more, we’ll ensure you’re first to know about the opportunity to add to your portfolio - often before they’re officially advertised.

Our list of services is comprehensive

In addition to our range of lettings services – from Fully Managed to Tenant-Find Only – we also source properties and organise architects/plans on behalf our clients, as well as forecast rental income and supervise building contractors. Not only that, but we regularly give advice, suggest items and provide costs for a property’s interior finish – all helping ensure our landlords achieve the maximum possible rent.

Your income is assured with our Guaranteed Rent Service

We recognise that landlords most want to be assured of a guaranteed rental income each month, so as an aside to our Full Managed, Rent Collection and Tenant-Find Only services, we also offer a Guaranteed Rent Service where we become your tenant – assuring you of your rent on time each month, even if the property is empty!
