We've got landlords covered when it comes to mould and condensation

Defining who exactly is responsible for mould growth in a rental property has always been a complex issue, hotly-debated between landlords and contract-holders alike. But following the death of two-year old Awaab Ishak as a result of exposure to mould, the conversation has been brought back into the public sphere under an even harsher spotlight.

Take the below recent ITV feature on mould growth in a Council-owned two-bedroom Cardiff flat.

The Council responded by saying that an independent contractor had attended and found "black spot mould on walls and furniture caused by condensation, but no evidence of damp". They went on to say they had completed some disinfectant cleaning and improved ventilation measures, without saying exactly how.

Mould caused by condensation is a common problem, especially during winter. It forms on cold surfaces, but with the cost of living crisis hitting us all, we're finding more and more contract-holders are reluctant to put their heating on for fear of how much their bill will be at the end of the month, meaning we've received more reports than ever.

With this in mind, we proactively inform and educate our contract-holders on how important heating and ventilation is when it comes to combatting mould, whilst also reminding them of their responsibilities as occupants and the benefits it has to their health.

We regularly circulate detailed advice, produced in conjunction with Cardiff Council, on how to prevent the build-up of mould caused by condensation and how to treat it if it does form. Our approach means landlords don't pay contractor call-out charges for issues that are preventable.
