Be sure to recap on the first part, as this week the second part looks at several different issues that you can ensure you’re well prepared for - so, read on if you’re a landlord that’s keen to be in the best position possible when it comes to potential maintenance problems this winter!
Colder temperatures outside results in people turning the heating on to warm up the inside, and this is often a recipe for an increase in condensation within your property. Condensation forms more easily on cold surfaces, so keeping walls and ceilings warmer is the best way to combat the problem. That may appear easier said than done, but the best way to go about it is by improving the insulation in the property, as well as draught-proofing all windows and doors. Look at ways to increase ventilation in the property - but be sure to not create a draught - and remember that thermostats should ideally be kept to the same temperature in every room. Communicate with your tenants and ask them if they are noticing any condensation problems or things that could be a cause for concern at the property.
Safety for your tenants is paramount, and with steps, decking and handrails exposed to the elements, it’s important to ensure everything is in good condition and easily visible with the help of suitable outdoor lighting. Especially considering how slippery the floor may become if it ices over on dark frosty mornings and evenings.
In England, regulations state that landlords must have a carbon monoxide alarm in any room that contains a solid fuel burning appliance, such as a coal fire or wood burning stove. These types of appliances are likely to be in use during the winter months, and though the regulations do not apply to Wales, they are still worth following to ensure the safety of your tenants. Regularly test the carbon monoxide alarm - as well as any other type of alarm you have within the property, such as fire alarms and burglary alarms.
Vulnerable tenants, such as the elderly and those with disabilities, can find life extra difficult during the cold winter weather. It’s worth checking that these tenants are claiming all benefits that they are entitled to. They may be entitled to things like Winter Fuel Payment, which may help them greatly with paying their fuel bills.
Making sure you’re insured is important, no matter how well prepared your rental property is. Problems can and do occur due to the bad weather, so make sure you have the appropriate cover required for your particular property and contents.
