Tenancy guide for landlords - Part 4: Property visits and inspections

Man holding magnifying glassLast week, in part 3 of our nine-part tenancy guide for landlords we discussed what happens at the start of a tenancy when a property is rented out through CPS Homes estate and letting agent. This week, we take a look at the things we do for our landlords and tenants to ensure the properties we manage are well maintained throughout the duration of a tenancy agreement.

We conduct routine, periodic inspections every 3 months on HMO properties and every 6 months for non-HMO properties.

We try to be as flexible as we can and we're happy to re-schedule inspections to better suit tenants if the original appointment isn't convenient.

Following each inspection, we write up a report detailing our findings. In it, we summarise the overall condition of the property, including any maintenance issues there might be. We often feed back to you and suggest remedies to the problems noted, as well as offer advice on suggested improvements that would be advantageous in terms of letting the property in the future, e.g. for a higher rental income.
