Something many homebuyers do is write down a list of the essential things they are looking for in a property.

This is especially true of those looking for a family home as many boxes need to be ticked so that buyers can feel confident that it’s a home that offers all they’ll need for raising children.

Below we’ve outlined just a few of the common “must-have” attributes that many homebuyers look for when searching for the perfect family home.

Open plan layouts

Spacious open plan layouts have been popular with families for a while now as they offer a better traffic flow and versatile, multi-functional spaces. Large open plan kitchens with dining areas and a living space that run through to the garden via bi-fold doors are extremely popular right now as it provides a sizable open plan space that is both practical and functional for families.

Garages with storage space

Most family homes have at least one car, and very often two. Securely parking the vehicles with a designated space rather than having to find on-street parking every day is very important to many families. The additional storage space that garages can offer is also often greatly appreciated, as well as a place to not only secure a car or two, but to also carry out DIY projects.

Good energy efficiency

The energy efficiency of properties is becoming increasingly more important for homebuyers, so it is often a sound decision when sellers invest in improving their rating before going to market. If there are two or more similar properties that a buyer is choosing between, the one with the best EPC rating is sure to have a clear advantage.

Home office

The pandemic has made working from home more common than ever before, so it should come as no surprise to learn that many parents choose to work from their very own home office whenever the option is available. To be able to work from home, potential buyers may highlight a spare room that they can conveniently convert into a suitable home office as something that is very important to them.

Location

The location is important because family homebuyers are likely to be searching for a home that's within close proximity to places such as schools and amenities. It can also be very beneficial for the property to be located close to A roads or motorways for those will be looking to commute to work regularly.

Outdoor space

Outdoor space has always been a very important attribute that buyers look for when purchasing a family home - from a driveway at the front of the property to a garden space with lawn and/or patio at the rear. If your property offers adequate outdoor space for the family to relax in, children to play, barbecues to be enjoyed throughout the summer etc. it’s sure to be a benefit that greatly appeals to family homebuyers.
