Things to ask before renting a room in a student house

For many students, finding and then sorting out their all-important student accommodation can take priority for a period of time. Students want this accommodation to tick as many key boxes as possible, so it's important to know what sort of things you should be asking in relation to the property before signing on the dotted line.
If you're considering a change of student housing scenery or happen to be embarking upon the university journey for the very first time in the near future, think about finding out the answers to the below:
What amenities are within the area?
Most students are going to want easy access to a supermarket, pubs, cafes, library and a gym. Proximity to a part-time job may be important for some or perhaps an easy route into the city centre. Write down the things that are most important to you outside of university, such as hobbies and other things you'll want to do with your free time outside of your accommodation to see how the property fares. Public transport may be worth checking out to see if you're on a bus or train route, or making sure a safe bike journey can be made if that's a preferred mode of transport.
Who or what is next door?
If you're a social butterfly you may be glad to learn that a pub is next door or just down the road, while foodies may be thrilled with a takeaway or restaurant downstairs. However, those who prefer peace and quiet may be less keen, so it's always a good idea to see what sort of neighbours you'll be in the company of. Any insight you can get into the relationship the landlord has with neighbours would also be useful, such as whether there have been any disputes in the past regarding noise levels or shared spaces.
How much must be forked out for bills?
Sometimes student housing can include bills, or at least some of them, but other times it'll be the student who's in charge of all bills. If tenants are already occupying some of the property enquire about current estimates, though don't rely on their answer as totally accurate as your energy usage levels may be very different. Be mindful that costs are typically higher during the winter due to more use. In terms of the house itself lowering bill costs, look out for double glazing or cavity or loft insulation as these can help out with heating bills.
Shopping around and switching utility companies can help you make savings, whereas an all-inclusive student accommodation doesn't give you that opportunity but it does keep things simple for you.
What is the WiFi performance like?
With university work to knuckle down with and friends or family to keep in touch with, a high performing internet connection is likely to be important for all students. Find out who the current broadband provider is within the property and check to make sure the signal is strong in all areas of the house.
Are walls in good condition?
You may not be looking to buy a property, but you are still looking for somewhere to set up home for a while. Mouldy spots on the wall or other discolouration caused from damp can be unsightly and unpleasant to live with. It could mean leaks or poor ventilation within the room which may potentially cause you issues or even damage to your property later down the line.
What do current or former tenants make if the property?
Before settling on a property, use any opportunity that presents itself to have a quick chat with any current or former tenants that are available. Simply asking them about some of the good and not so good points about living there will provide you with valuable information that you can use when making your decision.
Is the property safe?
Knowing the property is as safe as can be is important not only to your belongings but also to your mental wellbeing. We want our home to feel secure, so check that door and window locks are adequate and in good working order, and raise questions so find out if previous security issues have existed at any point in the past. If issues have raised a cause for concern in the past, ask what has been done to better safeguard the property since then.
