It’s easy to notice when a house has been listed for a while and wonder if it’s a warning sign. The truth is, there are many reasons a property might stay on the market, and understanding them can help you make a smarter offer. 

Some sellers launch their home slightly below market value to generate early interest and momentum, which often leads to a quick sale. Others price optimistically, expecting buyers to negotiate them down. Neither approach is right or wrong - but both can affect how long a property stays listed.

If a home has been on the market for more than a few months, it may simply be priced above what buyers are willing to pay at that moment. Understanding this helps you judge whether the asking price reflects current market conditions for Cardiff homes like it.

When longer listings deserve a closer look

If a property has been available for an extended period - particularly beyond three months - it’s sensible to ask the agent why they think it hasn’t sold yet.
