Need to report a repair? Here's what to do… 

As your Written Statement explains: "You must immediately notify the landlord as soon as reasonably practicable of any fault, defect, damage or disrepair which you reasonably believe is the landlord’s responsibility." 

Our online portal 

If your issue is not an emergency, please report it to us via cpshomes.co.uk/report and we'll have it dealt with as soon as possible. You can easily log in to the portal with your email address and postcode, then submit a short form with clear photos and details. 

When reporting, please make sure to include the exact room affected and let us know what action(s) you've already taken to try and resolve the issue. If helpful, you can also email any videos to maintenance@cpshomes.co.uk.  

Don’t forget to read through the guidance or watch the suggested videos that pop up on the portal when reporting an issue. They’re there to help you troubleshoot quickly and potentially avoid a call-out altogether. 

Your report will be logged in our system and you can revisit the portal at any time to track the status of your repair and receive updates. 

When NOT to report an issue 

While it’s important to tell us about anything that needs fixing, there are a few situations where it’s better not to raise a repair request straight away: 

- Cosmetic marks or minor wear and tear: 

If you notice anything that doesn’t need repairing – like small scuffs, scratches, or cosmetic marks – there’s no need to report it as a maintenance issue. Instead, take a photo and make sure it’s recorded on your inventory. This way, there’s a clear record from the start of your tenancy. 

- If you have a check-in appointment booked: 

Some tenants will have a check-in appointment arranged with a member of our team. If you do, it’s best to wait and discuss any concerns in person during that appointment, rather than logging them separately beforehand.
