Block/building management  

If you are renting a flat in a purpose-built block, you may occasionally need to contact the building manager (sometimes referred to as the block manager). Their role is to look after the communal areas and shared facilities within the building. 

Most maintenance issues inside your flat will still be the responsibility of your landlord, and these should be reported to us at CPS Homes in the usual way. 
However, some issues originate outside of your property and will require us to liaise with the building management team. Examples include leaks from neighbouring flats or the roof, issues with the building structure, or problems with windows that form part of the building’s exterior. 

What building management is responsible for 

Your building or block manager typically looks after: 

  • Access to communal energy meters 
  • Parking and permit management 
  • Waste and recycling facilities 
  • Problems with communal keys, fobs, or entry systems (not including standard key cutting) 
  • Maintenance of shared areas, such as hallways, stairwells, gardens, and courtyards 
  • Maintenance and testing of communal smoke or fire alarm systems 
    (We will still ensure your in-flat smoke alarms are checked annually.) 
  • Other building-wide safety checks, such as legionella testing, lift servicing, and emergency lighting inspections 

Block managers help keep the building safe, compliant, and well maintained for all residents. If you ever report an issue to us that falls under their responsibilities, we’ll coordinate with them directly and keep you updated throughout.
