What does CPS Homes do as a Managing Agent? 

CPS Homes has been appointed by the landlord to manage the property on their behalf. As the managing agent, our role is to act as the main point of contact for both the landlord and the tenants, helping ensure the property is well looked after and that any issues are handled efficiently. 

Here’s what we do as part of our management service: 

Our key responsibilities 

  • Collecting rent 
    We collect rent from tenants on behalf of the landlord and pass it on to them promptly. 
  • Property inspections 
    We carry out periodic inspections to check the general condition of the property and identify any maintenance or compliance concerns. After each visit, we provide feedback to the landlord. 
  • Maintenance management 
    When maintenance issues are reported, we review the details, arrange contractor visits, and obtain quotes where required. We then seek the landlord’s authorisation to proceed with any necessary work. 

Additional support we provide 

  • Handling day-to-day queries 
    We act as your first point of contact for general tenancy-related questions, helping ensure concerns are addressed quickly and clearly. 
  • Coordinating repairs 
    Once works are approved, we schedule contractors, keep you updated on access arrangements, and ensure repairs are completed to an acceptable standard. 
  • Ensuring legal and safety compliance 
    We help the landlord stay compliant with legal requirements such as gas safety, electrical checks, fire safety measures, and smoke/CO alarms. 
  • Managing Move-In and Move-Out Processes 
    This includes liaising with tenants, organising inventories where applicable, and coordinating a smooth transition at the start and end of the tenancy. 

What we don't do 

While we manage the day-to-day running of the property, we do not have authority to make financial decisions without the landlord’s approval. Final decisions about repairs, improvements, or tenancy matters always rest with the landlord.
