Llantrisant Street Development Case Study

The Property

Situated in the heart of Cathays, this top of the range student accommodation was perfect for students looking to live close to Cardiff’s universities and its famous nightlife. The building comprised of 4 bedrooms, 1 ground floor bathroom and two reception rooms when acquired. The building also boasted an extendable garden area at the rear meaning planning permission was likely as we had previously been granted permission on similar redevelopments such as Flora Street.

The Plan

The idea was to turn this property into a 7 bedroom property which comprised of 2 receptions, 3 shower rooms, a separate lounge and a kitchen/dining area. The new rooms would be situated on three floors and because the property would be a House of Multiple Occupancy (HMO), it would be perfect for a group of students.

The Project

After planning permission was granted, we were able to begin work on the redevelopment. We first began by removing the chimney stacks, which helped create additional room in the attic. We also began construction of a single storey extension at the rear of the property for the newly furbished and spacious kitchen.

Creating more space was always our primary goal with this redevelopment and to achieve this we dropped the original two storeys and added rolled steel joists (RSJs) to the new floors and walls for support. These RSJs gave us the additional space required and meant an additional bathroom could be fitted between the two ground floor bedrooms.

As a result of adding an additional storey we were able to create 7 bedrooms, 3 bathrooms (1 on each floor), 2 reception rooms and a more spacious kitchen and dining area.

Results

The property now boasts 7 bedrooms, 3 bathrooms, 2 reception rooms, a larger kitchen and dining area as well as a number of additional amenities such as a plasma TV, two fridge-freezers, two oven/hobs and two sinks. The property is furnished to a luxury standard.
