10 reasons why we're not using Welsh Gov's model Written Statement of Occupation Contract

When The Renting Homes (Wales) Act came into force in December 2022, Assured Shorthold Tenancies (ASTs) were replaced by Written Statements of Occupation Contracts.

If you don’t currently use our Fully Managed, Rent Collection or Tenant-Find services, you may well find that your agent is using the Welsh Government's model Written Statement, without any amended or added terms. We cannot stress enough how important we believe it is that the Written Statement is changed to make it more robust for landlords.

Read our detailed guidance below to learn exactly why we've created our own Written Statement, why we're not using Welsh Government's, and why it isn't in your best interest to use it either...

It puts landlords in a weaker position than they should be
Rent periods unclear & no deterrent for lateness
Tenants empowered by “unfit property” term
“Tenant-like manner” duties aren’t included
Inventory requirements too strict for some landlords
Payments in event of default aren’t included
