We're sure you're likely to have come across marketing images for a new development offering a range of classy new homes at some point in time, be it in a property magazine, online marketing advertisements, large billboards on the roadside while the development is underway or perhaps you've even viewed a few yourself while looking to buy a new home.

Something many of these new development properties have in common to help them appeal to potential buyers is a classic show home style. Successfully appealing to a wide range of buyers is quite an art form in itself, and this can prove even more true if you happen to be targeting a particular niche of buyers. These show homes that are often found within luxury new developments tend to offer a very neutral yet classic style that exudes quality in a very minimalist way.

Of course, daily life at home means that maintaining a “show home” feel in the real world isn't always practical, but there are a number of things you could consider putting into action to help replicate this classic, minimalist show-off look without too much sacrifice - something that may be particularly useful if you're trying to sell or let a property.

Achieving a degree of minimalism

Minimalism truly is one of the keywords when it comes to show home style. As you wander around your property put yourself in the shoes of a potential buyer. Slowly walk from room to room and cast your eye over what you can see in front of you, taking note of anything that may distract you or that negatively effects the space - this could be something that makes the room feel smaller or that takes away from a particular feature. It's important to be as critical as possible and anything that's not adding to the atmosphere or selling point within the room can be carefully stored away out of sight.

Ambient lighting

One of the key ingredients to create a relaxing atmosphere and to help show off a property's best features and assets is intelligent use of lighting. Some rooms may let in far more natural light than others and this could change dramatically depending on the time of day, so take a look around your property at different times of the day to see if some additional floor or desk lamps would help improve the ambience, or whether some clever or creatively used wall or ceiling lights could help shine light on an impressive feature, or even become a talking point of its own.

Utilising spare rooms

One thing a show home will not have is an empty room that leaves you wondering what it could be useful for. If you have a spare bedroom or a second living room, make sure you turn it into a usable space - that could mean kitting it out with bedroom or living room furniture, turning it into a home office, creating a walk-in-wardrobe or utilising it in any other way you see fit. What you want to avoid is an empty room that doesn't seem to serve any useful purpose.

Bedroom of luxury

We know that showroom style oozes quality and the bedroom provides an opportunity to really showcase that. You can create a hotel feel with crisp sheets and bedding on a beautiful bed that match the rest of the room - from the carpet or wooden flooring to the curtains and perhaps even a chair in the corner if space allows. Flick through images of hotel rooms and pick out little details that take your fancy, but always keep the concept of minimalism at the forefront and be sure to not overdo it.

Bathroom for the best

The bathroom is another space where you can really provide show room quality with relative ease. The bathroom has to be an inviting sanctuary if you want it to truly appear to a potential buyer or tenant. Ensuring the bathroom is thoroughly clean for viewings and presented much like a hotel bathroom can go a long way to impressing anyone who steps inside. Hide extra lotions and bottles of products, neatly fold and display the fluffy towels, look at the finer details such as where the loo roll is kept and whether the room would benefit from some incense sticks. These are all things that are simple to achieve, especially in an already modern bathroom, and can really help separate your property from the competition.
