Continuing on from part 1 of our 10 quick tips to help you sell your home fast, we bring you this second part with another instalment of 5 quick tips that you can use to help you put yourself and your home in the best position possible to sell quickly.

So, without further ado....

Complete those DIY jobs

If there are any issues that need addressing, no matter how small, make sure you address them - especially if they are clear to see. This could be a dripping tap in the kitchen or bathroom, a wall that could do with a fresh coat of paint or a a curtain rail that's hanging a little loose. These may not be enough to deter a buyer entirely, but with no obvious outstanding DIY issues awaiting it shows that the home has been well maintained and cared for and won't distract them in a negative way.

Find a reputable estate agent

There are likely to be a wide range of estate agents in your area so it's vital you find an agency who have a strong reputation in successfully achieving sales. Take a look at properties that are already for sale in your area and that are listed on online portals such as rightmove and zoopla, speak to people that you know who may have experience with selling around where you live and look over the websites and social media accounts of local agencies to get a better idea of their professionalism, expertise and reach.

Communicate with your estate agent

Once you've sourced the perfect estate agent to sell your property, utilise their expertise. Estate agents are experts in the field and they should be able to highlight the type of questions buyers may ask about your particular property, or suggest effective ways for you to increase its appeal. Discuss every viewing with your estate agent and take the key points and comments that viewers make and work on them if needs be.

Be flexible with viewing hours

Potential buyers will work different shift hours and will have different availability, so the more flexible you can be with viewings the better this will be for you as this increases your chances of securing more viewings and in turn could speed up the time it takes to find a buyer. You can benefit greatly if you're able to accommodate viewings on evenings and weekends when many other properties may not be able to do so.

Fresh and airy

Before a viewing turn on air fresheners in the main rooms and hallways, burn a few scented candles or open up windows a few hours beforehand to help freshen the air - but don't forget to blow the candles out and close the windows if you happen to be vacating before the viewing! You could even consider leaving the scent of freshly baked bread in the kitchen if you're a keen morning baker or let the smell of freshly brewed coffee linger to help the property feel as homely as possible.
