Creating space and adding value in a lounge

At CPS Homes, we recently visited a house where the tenants told us the lounge of the property they were renting felt small/clustered and they could do with a dining table - something which is becoming more and more popular with students and can give one's house a significant market advantage over others.

Having assessed the set-up of the room and the space available, we made contact with our landlord client and suggested moving the radiator from one side of the room to the other, then providing a fitted corner sofa and TV on the wall that it's currently on. This freed up space for a dining table to go on the same wall as the newly-located radiator.

Having explained that the new set-up could add up to £15 in rent per tenant per month, our client was in agreement with our suggestions and is completing the necessary work during the empty period over the summer.
