3 Months Free Management Offer

1. Upon you, the Landlord, signing our Full Management Terms of Business as agreed with our Lettings Negotiator and the current tenancy having a minimum term of 6 months left to run, the Landlord shall receive three months free management fees.

2. This offer does not apply to landlords for whom we are already instructed to manage other properties.

3. This offer does not include letting fees, inventory costs or re-sign fees as laid out in our Full Management Terms and Business.

3. CPS Homes reserve the right to refuse any property instruction

4. This offer applies to standard letting fees. Our standard Tenant Finding letting fee is 75% of the first full months rent plus VAT, our standard Full Management Letting fee is 50% of the first full months rent plus VAT and our Rent Collection Service letting fee is 50% of the first full months rent. There is no discount off any of our management fees, which are at our standard fees, plus any applicable inventory charges.

5. Terms of business must be signed in order for CPS Homes to market the property.

6. To qualify for this offer as a landlord, please present an original voucher, found in the Cardiff Blues home match day programme through the 2011/2012 season, on or before your rental valuation.

TENANTS

7. To qualify as a tenant, please present the voucher on or before your property viewing. This offer cannot be redeemed after the valuation/viewing has taken place.

2. This offer only applies to new landlords, and not any existing landlords.

3. This offer applies to both standard lettings and sales fee. There is no discount off any of our management fees, which are at our standard fees, plus any applicable inventory charges. Our standard sales fees are 2.5% multiple agency, and 2% sole agency.

4. This offer may be withdrawn at any point without any prior notice from CPS Homes.

5. This offer does not extend to any subsequent properties advertised with CPS Homes.

6. If a client does not proceed with any recommendations for works or price drops to increase the likelihood of a successful sale or let then CPS Homes reserve the right to withdraw this offer.

8. The offer is that if the property is not sold or rented within 21 days of the property becoming vacant, or works completed then CPS Homes will halve the letting or sales fee. This date applies to an agency fee being taken, which is when the property will be taken off the market, irrespective of the tenancy start date.

9. Minimum of £1500+VAT sales fee and subject to a CPS Homes property evaluation.

10. To qualify for this offer, please bring an original leaflet and make the valuer aware you want to claim the offer. This offer cannot be redeemed after the valuation has taken place.

Rightmove Offer
