Guarantor and tenant information

The majority of students will require a guarantor to cover their liability as they are unlikely to be able to prove an income. A guarantor is a person that will sign to say that they will cover any rent arrears or damages in excess of the bond held. Mature students or those that can prove an income may not require a guarantor but may be subject to other forms of referencing. Below you will find the Guarantor form which should show all the relevant information you will need when providing a guarantor along with other forms you may find of use as a student when letting a property in Cardiff.

  • Guarantor Form

    This form is used for all student tenancies and for professional tenancies where the tenant doesn't meet our referencing criteria. When a guarantor signs this agreement they are guaranteeing to meet any financial commitments that the tenant fails to meet. It should be noted that this agreement only relates to specifically named tenants, and not the whole tenancy. This guarantor agreement will need to be signed by a UK home owner aged over 25, and witnessed by someone who is not related to the guarantor by birth or marriage. Upon signing of this agreement we will also need proof of the guarantors address in the form of a utility bill no less than three months old.   • Tenancy Agreement

    This is a sample tenancy agreement, and is for prospective tenants and guarantors to have a chance to read through the tenancy agreement before your signing appointment. Whilst the details such as property and rental amount are blank this information will have been given you on on a separate form when you reserved your property with your agency fee. If you do not have this information handy, please contact our Albany Road office on 029 20 45 45 55. Unless specifically stated all assured shorthold tenancy agreements are joint and several.

  • Student Tenancy Agreement (if you are paying half rent over the summer)

    This tenancy agreement will be used if you are a student and are paying reduced rent over the summer months of July and August. It is effectively the same as above but contains some extra clauses relating to the payment of the summer retainer rent

  • Student summer standing order form

    Typically, as a student you will pay rent over the summer months of July and August. This standing order form is specifically for these months, and you will also need to fill in the below standing order form for the rest of the academic year. This standing order form is not to be used for professional tenancies. If you are paying reduced rent over the summer months, then you will need to ensure that the reduced figure is put on this form.

  • Standing order Blank form

    This standing order form is to be used by professional tenants. If your tenancy agreement didn't start on the first of the month, then CPS Homes will take an apportioned amount of rent for your first month and your standing order will still be set up for the first of each month.

    A standing order is an instruction to your bank to transfer a set amount of money on set dates, and this amount cannot be varied by CPS Homes unlike a direct debit. Only the account holder has the authority to change these details.

  • Student standing order full rent form

    This standing order form is the same as the above, but with a pre-printed start date as the 1st September and a final payment date as the 1st June. This form should be used in conjunction with the student summer standing order form if your tenancy agreement started on the 1st July

  • Council Tax Band

    This link will take you to the Council Tax Valuation List Site where upon entering your postcode you will be given the band of your council tax

  • Council Tax Costs

    This link will take you to the Cardiff County Council website, and in the top right hand corner is a link to a PDF file which will show you how much the costs will be for your band of council tax. Note that full time student are exempt from paying council tax, and those living on their own will be entitled to 25% off their council tax bill

  • Speedy Bond Return Form

    Specially designed for CPS Homes, this form will assist us in returning your bond as quickly as possible. Please ensure all sections are filled in and handed back to the CPS representative at your check out appointment
