One in 10 landlords to bolster portfolios

One in 10 landlords plans to purchase property during the first quarter of 2010, according to Paragon Group.

The latest private rented sector trends survey from the specialist buy-to-let lender reveals that nearly two thirds (65%) of landlords favour a terraced property, with 25% favouring semi-detached houses. However, 68% of respondents claim to be finding it more difficult to secure mortgage funding compared with Q4 2009.

Landlords’ average portfolios increased 4.2% in size to £1.37m between Q3 and Q4 last year, which is the first increase compared with the same period in 2008. Some 21% of respondents expect the value of their portfolios to increase over the next 12 months, while 8% expect values to fall and 71% expect the value to remain stagnant. Overall, landlords expect their portfolios to increase by 2.1% by the end of the year.

Meanwhile, 58% of landlords have expressed concern about the level of regulation required in relation to their property investment, with tenant disputes and mortgage repayments additional concerns on their radar this year.
