For a managed property, we will always:

Viewing Your Property (click to show/hide)Every potential tenant that views your property will be accompanied by an experienced lettings negotiator who will present the property in the best possible light.
Should the property be tenanted during this time CPS will arrange a convenient time to visit the property directly with the tenants.
We will give you feedback from viewings on a regular basis.
During busy periods, for example when students first start looking for properties we expand our working hours to ensure that we can meet the demands of the prospective tenants, ensuring that your property has the best chance possible of being let. This means that in busy periods our offices are open for 12 hours a day!
Selecting & Referencing Tenants (click to show/hide)All prospective tenants are required to provide at least 2 references. These may be from their bank, a previous landlord or a current employer.
In certain circumstances, where references cannot be obtained (for example if the tenant is a full time student) a financial guarantor will be required.
Tenancy agreements & contracts
We will prepare and execute a suitable Tenancy Agreement in line with current legislation. It is important that if any alterations are planned for the property prior to the beginning of the tenancy, that you supply us with a signed copy of the proposed works in order that such changes can be incorporated into the Agreement.
CPS Homes will always endeavour to renew tenancy agreements after the initial term has elapsed. If your property is managed by CPS Homes, our lettings team will automatically complete a rent review every year and advertise it for re-let at the end of each tenancy.

Management Fees & Accounts (click to show/hide)Rent is collected monthly and transferred to you, once the tenant's payment is cleared, less our fees. You will be paid monthly in advance either by cheque sent to your designated address or directly to your bank account. Rental payments to Landlords usually occur between 10th-15th of each month.
Along with your rent payment you will also receive a full breakdown of monies transferred, showing details of any expenditure
